If there’s anything you need to know about 2 family homes in Queens is the fact that they are pretty expensive, however, the rental income you can get for the second unit is probably significant so that helps you offset a bulk of your mortgage pmt. This is what makes 2 family homes so popular in Queens. If you are looking for a 2 family house in Northwest, Western, Northern, Northeast, or Central Queens, your budget would need to be around $1M in order to be somewhat realistic. As you move further south, southeast, southwest, and into the Rockaways, you will see prices drop into the $600s, $700s, and $800s which in Queens will be considered more affordable for a 2 family home. Typically, you will find the lowest priced 2 family homes in Southeast Queens, and in the Rockaways.
In terms of popularity, 2 family homes are by far one of the most popular property type of housing stock in Queens, second only to Coops because of their high supply and affordability. When it comes to size, a big 2 family home in Queens would be considered between 1,800 – 2,000 square feet (not including the basement). New York City measures building sizes so a large 2 family house is generally a building size of 20 x 45, 20 x 50, 20 x 60, etc. Ultimately, if you have 900-1,000 sq ft of living space on each floor, that’s a big 2 family. Most homes you come across will likely be around 1,200 – 1,600 square feet (again not including the basement). Most common 2 family layout in Queens is 2 over 1, or 2 over 2. In other words, 2 BR/1BTH over 1 BR/1 BTH or 2 BR/1 BTH.
Most 2 family homes in Queens will have a full basement which most commonly will be finished. If a house does not have a basement or if it is not finished, the house will usually sell for less. One important thing to note is that basements are NOT legal dwellings so they cannot be rented out. Several people do rent their basements out in Queens, but it usually leads to HIgher taxes, Department of Building fines, long tenant evictions, and other costly issues that are just not worth the stress.

“Month’s supply” is the figure we use in our industry to gauge supply and demand for any specific area or property type. The way you calculate month’s supply is by first determining the “rate of sales” (i.e. sales per month). To do this, you take the total amount of closed sales during the last 6 months, then you divide that number by 6. This will give you the rate of sales/sales per month needed to calculate month’s supply. Once you have this number, you take the total number of homes for sale (i.e. available inventory) and divide that number by the average rate of sales. This is the month’s supply. In short, what this calculation does is determine how long it would take to sell all of the current inventory, at the current rate of sales. In other words, Closed sales = Demand, and Available Inventory = Supply.
Put simply, month’s supply above 6 months signifies a market that is favoring buyers (i.e. Buyer’s Market) while month’s supply below 6 months signifies a market that is favoring sellers (i.e. Seller’s Market). Now, being that supply and demand can vary by neighborhood, school district, property type, etc. it is important to know that month’s supply can vary as well. For example, you can have a neighborhood where the month’s supply for two families is below 6 months, while month’s supply for one families in that same area can be above 6 months (and vice versa). This is why we calculate month’s supply for each of our clients individually,

Variations range from Federal colonials, to Georgian colonials, colonial revivals, etc. All in all, this is the most common type of architecture in Queens, however, some neighborhoods offer more choices. In Northwest, Western and Central Queens you will find a lot of attached and semi-detached 2 families while in North, Northeast, Southeast and Southwest Queens you will find a lot of detached 2 families on larger lots. In the latter areas, you will also find a wider range of architecture styles.
In terms of lot sizes, most 1 family homes in Queens sit on 20 x 100, 25 x 100, 30 x 100, or 40 x 100 lots. Some homes sit on lots that are more narrow than 20 feet but these are more rare. Same goes with houses that sit on 60 feet wide lots, there are some, but pretty rare for the most part. As for depth, most home lots are 100 feet deep. You can find some that are shorter or longer, but generally speaking 100 feet is standard depth in Queens. 40 x 100 would typically be considered a nice size lot and the house on a 40 x 100 lot will almost always be fully detached. Speaking of which, most 2 family homes in Queens NY are either attached, semi-detached, or fully detached. Fully detached homes are more prominent in North, Northeast, Eastern, Southeast, Southwest Queens, and in the Rockaways.
